  1. Information about us

    www.propertydata.co.uk ("our website") is operated by Liberty Tech Limited ("we", "our", "us"), a private limited company registered in England and Wales under company number 07689724, of registered address New Barclay House, 6-7 Citibase, 234 Botley Road, Oxford OX2 0HP. Our VAT number is 132027167.

  2. Terms of website use

    These terms (together with any documents referred to in them) set out the basis on which you may use our website, whether during a free trial or as a paid subscriber. "Use" includes registering for an account, browsing the website, and accessing data through the PropertyData API.

    By using our website you confirm that you accept these terms and agree to comply with them. If you do not agree, you must not use our website.

    Our website and services are provided solely for use by businesses and persons acting in the course of a trade, business, craft or profession. By creating an account or using our services, you confirm that you are not acting as a consumer for the purposes of the Consumer Rights Act 2015.

  3. Other applicable terms

    The following additional terms also apply to your use of our website:

    • Our Privacy Policy, which sets out how we process personal data we collect from you or that you provide to us.
    • Our Cookie Policy, which explains how our website uses cookies.
  4. Changes to these terms

    We may revise these terms at any time by updating this page. Please check this page periodically, as any changes are binding on you.

  5. Changes to our website

    We may update our website and change its functionality or content at any time. The data provided through the website is derived from multiple third-party sources. We give no warranty that the data is up to date, and we are under no obligation to update it. We do not guarantee that our website, or any content on it, will be free from errors or omissions.

  6. Accessing our website

    Our website is provided on a subscription basis. While we endeavour to maintain high availability, we do not guarantee that it will always be available or uninterrupted. We may suspend, withdraw, discontinue or change all or any part of it without notice, and will not be liable if it is unavailable at any time.

    You are responsible for ensuring you have access to our website and that anyone who accesses it through your connection is aware of and complies with these terms.

    Accessing our website using any automated script, scraper or robot is strictly forbidden, other than via our API as authorised by these terms.

  7. Free trial

    If you sign up to a 14-day free trial, you must enter credit/debit card details. These will be held securely by our payment partner, Stripe.

    When you sign up you can choose between a monthly or annual subscription period.

    During your free trial you can change your price plan or cancel at any time in Settings, or by notifying us by email.

    Free trials are strictly limited to one per person. No person may set up multiple trials using different email addresses.

  8. Automatic subscription start

    We will send you an email reminder close to the end of your 14-day trial period.

    If you have not cancelled by the end of the 14-day period, a paid subscription will start automatically and we will charge your stored card for the first billing period.

  9. Automatic subscription renewal

    Your subscription renews automatically at the end of each billing period unless you cancel. We will charge your stored card and a successful payment will extend your subscription by one billing period.

    We do not send reminders before monthly renewals. We will send annual subscribers an email reminder a few days before renewal.

  10. Failed subscription charges

    If a charge to your card is declined, your account will be suspended and we will notify you by email. We will retry up to four further times over the following days before ceasing attempts.

  11. Cancellation

    All subscriptions are rolling with a minimum term of one billing period (month or year), renewed upon each successful charge.

    You can cancel at any time in Settings, or by notifying us by email. If you cancel, you can continue using your account until the end of the current paid-for period. No refund is due for unused time.

  12. Credits

    Some plans include a monthly credit allowance. Credits are a subscription benefit, not a pre-purchased store of value. They cannot be redeemed for cash or transferred.

    Credits are granted at the start of each billing period. Unused credits may roll over to the following month, up to a maximum of twice your plan's monthly allowance. Any excess is forfeited.

    If you cancel, you may use your credits until the end of the current paid-for period, after which any remaining credits expire. If your account is paused, you cannot use your account or credits during the pause.

  13. Pending payments

    Certain purchases within PropertyData, such as Land Registry documents and site plans, are not billed immediately but grouped and billed as a batch. These are referred to as "pending payments" while unbilled.

    Your stored card will be charged once your pending payment balance exceeds your limit, or with your next subscription payment. Annual subscribers will be charged for outstanding pending payments once 30 days have passed since their last purchase.

    After a successful payment your pending balance resets to £0. You can view your pending payments, limit, or settle your balance at any time in Settings.

  14. Discount codes

    We may offer discount codes on signup, providing a discounted first month or ongoing price. All discount codes have an expiry date and cannot be used after that date.

  15. Price rises

    If we increase your subscription price, we will email you at least 30 days before the increase takes effect.

  16. Fair usage policy

    You agree to be bound by our fair usage policy, which ensures fair access to the platform for all users.

  17. Account sharing and additional users

    Accounts are for use by a single individual only. Account sharing is strictly prohibited.

    Subscribers to the "Unlimited" plan may add additional users at a cost of £25 per user per month.

  18. Your account and password

    You must keep your login details confidential and not disclose them to any third party. We may disable any account at any time if, in our reasonable opinion, you have failed to comply with these terms. If you know or suspect that anyone other than you knows your login details, you must promptly notify us.

  19. Refunds

    If you disagree with a charge to your stored card, please contact us as soon as possible.

    Subscription charges:

    • We guarantee unconditionally to refund any subscription charge if requested within 10 days.
    • We may at our discretion refund charges up to 60 days after they are made if you demonstrate exceptional circumstances (for example illness, death, fraud or financial hardship).
    • No refunds outside the 10-day window will be made where you have breached these terms (for example by setting up more than one account).

    Letter sending and document purchases:

    • Letter sending and document purchases trigger non-refundable purchases with third parties. Refunds will only be issued where a technical error or failure on our side prevented the document or letter from being delivered. No refunds will be made in any other circumstance, including accidental purchases whether caused by human or software error.

    One-on-one training sessions:

    • Cancelled more than 24 hours before the start time: 100% refund
    • Cancelled 0-24 hours before the start time: 50% refund
    • Not cancelled before the start time (whether or not you attended): no refund

    Refunds of payments exceeding £150 will be subject to a cancellation charge of 3% of the payment value to cover costs.

  20. Permitted use of data

    You may use data retrieved from our website or API for any lawful commercial or non-commercial purpose, subject to the following restriction:

    • You may not publish, sell, license or distribute data from our website or API as a product or service that consists substantially of our data, without enhancement or added value.

    We reserve the right to determine whether your use of our data complies with these terms.

    Paying subscribers in compliance with these terms are not required to attribute PropertyData as the data source (but attribution is always appreciated).

    If you display or make available to third parties any data obtained from our website or API, you are solely responsible for ensuring that:

    • you do not present the data as professional advice or as a substitute for independent professional advice;
    • you include appropriate disclaimers making clear that the data is for general information only and should not be relied upon without independent verification;
    • you do not represent or imply that we endorse, guarantee or are responsible for the accuracy of the data as presented in your product or service; and
    • you indemnify us against any claims, losses, damages, costs or expenses arising from any third party's use of or reliance on data you obtained from us.

    You are fully responsible for how you present or combine our data with other information, and for any decisions made by your users based on it.

    Some data from our website or API includes URLs linking to content hosted by third parties. Such content may be protected by copyright or other intellectual property rights. You are solely responsible for obtaining any necessary rights or licences before reusing such third-party content.

  21. API - Confidentiality of key

    The security of your API key is your responsibility at all times. Although our API supports CORS, exposing your key in publicly-readable source code is not recommended. You are responsible for all requests made using your key. You can regenerate your key from Settings at any time.

  22. API - Free trial period

    The 14-day API free trial is for development and testing only. Your API key should not be used in a production environment during the trial. If you are ready to go live within the trial period, you can ask us to accelerate your first billing period.

  23. API - Caching

    You may cache data retrieved from our API for up to 60 days from the point of retrieval.

  24. Refer a friend scheme

    For every user you refer to PropertyData, you (the referrer) and the referred user will each receive a £75 referral bonus paid into your PropertyData Wallets.

    If the referred user starts a monthly subscription, the bonus is issued when the referred user makes their third payment. If they start an annual subscription, the bonus is available towards their first payment, and the referrer receives theirs once that payment succeeds.

    If the referrer's subscription is no longer active at the time the bonus would be paid, neither party receives any bonus.

    We reserve the right to withdraw the referral bonus if we believe the scheme has not been used in good faith.

    The scheme cannot be used in conjunction with the affiliate programme or any other discount code. If a referred user also uses an affiliate link or discount code, this overrides the referral scheme and no bonus is awarded to either party.

    The referral bonus is not redeemable for cash or any other reward.

  25. PropertyData Wallet

    Wallet bonuses are earned through the refer a friend scheme, and may also be offered at our discretion for other reasons (for example finding a bug or participating in a review programme).

    Your Wallet balance is shown in your Account area. A positive balance is automatically offset against up to 50% of each subscription payment until it runs out.

    Wallet funds cannot be used against one-off payments (such as plan upgrades or account reactivations) and are not redeemable for cash.

  26. Transfer

    We may assign, transfer or sub-contract any of our rights or obligations under these terms at our discretion. You may only do so with our advance written consent.

  27. Intellectual property rights

    The content, data and other material on our website are the intellectual property of us and/or our data suppliers, protected by copyright laws and treaties worldwide. All rights are reserved.

    Paying subscribers may use screenshots, extracts, PDF downloads or API data for commercial and non-commercial purposes, in accordance with the "Permitted use of data" section above.

    Screenshots, extracts and PDF downloads must not be modified, and you must acknowledge the source of the data.

  28. No reliance on information

    Content on our website is for general information only and does not constitute advice. You must obtain professional advice before taking or refraining from any action based on it.

    Although we make reasonable efforts to keep information current, we make no representations, warranties or guarantees that the content is accurate, complete or up to date.

  29. Limitation of liability

    Nothing in these terms excludes or limits our liability for death or personal injury from our negligence, for fraud or fraudulent misrepresentation, or for any other liability that cannot be excluded or limited by English law. To the extent permitted by law, we exclude all conditions, warranties, representations or other terms which may apply to our website or its content, whether express or implied.

    We will not be liable to any user for any loss or damage, whether in contract, tort (including negligence), breach of statutory duty or otherwise, even if foreseeable, arising under or in connection with:

    • use of, or inability to use, our website or API; or
    • use of or reliance on any content displayed on our website or API.

    We will not be liable for:

    • loss of profits, sales, business, asset value or revenue;
    • business interruption;
    • loss of anticipated savings;
    • loss of business opportunity, goodwill or reputation; or
    • any indirect or consequential loss or damage.

    We will not be liable for any loss or damage caused by a virus, denial-of-service attack, or other harmful material that may infect your equipment, programs, data or other material as a result of using our website or downloading content from it or any linked website.

  30. Security

    We do not guarantee that our website will be free from bugs or viruses. You are responsible for configuring your hardware and software to access our website, and should use your own virus protection software.

  31. Malicious actions

    You must not misuse our website or API by knowingly introducing viruses, Trojans, worms, logic bombs or other malicious material. You must not attempt to gain unauthorised access to our website, its server, or any connected server, computer or database. You must not carry out any denial-of-service attack against our website.

    Breaching this provision is a criminal offence under the Computer Misuse Act 1990. We will report any such breach to the relevant law enforcement authorities and disclose your identity to them. Your right to use our website will cease immediately.

    You may link to our website provided you do so fairly and legally, without damaging our reputation or taking advantage of it. You must not suggest any form of association, approval or endorsement where none exists. Our website must not be framed on any other website.     We will process all personal data strictly in accordance with the UK General Data Protection Regulation (UK GDPR) and the Data Protection Act 2018 ("Data Protection Law").

    Where you are a company or other organisation and we process personal data on your behalf, we act as a Data Processor. Where you are an individual or sole trader, we act as a Data Controller. In either case, we will process your personal data only as described in our Privacy Policy, which sets out what data we collect, how we use it, your rights, and how to contact our data protection officer.

    Before transferring any personal data to us, please ensure you have the necessary authority and consents to do so lawfully.

  36. Applicable law

    These terms, their subject matter and formation, are governed by English law. You and we both agree that the courts of England and Wales will have exclusive jurisdiction.

We match the Land Registry data to EPC data provided by MHCLG. Due to the fact that not all properties sold have had an EPC and vagaries of addressing in the UK, we are not able to determine the square footage of all properties, but we can usually get sufficient coverage.

How often is the data updated?

The private paid data is updated once per month when released by the Land Registry, typically towards the end of each calendar month covering up to the end of the previous calendar month. The energy performance certificate database is updated monthly.

What time period does the data cover?

You can customise the time period using the filter at the top of the view. The default time period is up to 9 months back from today's date. The latest data covers the period up to 2026-04-30, although some sales that took place before this date may still be added in the coming months.

For the SpareRoom data, hypothetical properties consisting of two to six average double rooms with shared bathrooms are used to derived average rent. For all sources, listings with obvious errors, where price or number or bedrooms appear out of range, are discarded.

What is the yield calculation used?

The calculation used is (average_weekly_asking_rent * 52 / average_asking_price), expressed as a percentage. It is a top-line gross yield, meaning no expenses are considered.

The data is updated annually when new forecasts are released, typically towards the beginning of the year.

We calculate a consensus forecast using a simple mean average.

Where does the raw data come from?

Quoting rent data is a proprietary data set based on the 2026 Valuation Office Agency (VOA) rateable values, combined with floor area data from MHCLG, adjusted for current market conditions.

What does "Quoting Rent" mean?

Quoting Rent reflects the estimated headline rent a property would achieve, based on official valuations adjusted for current conditions. This is the "face value" rent before any incentives such as rent-free periods, stepped rents or capital contributions are taken into account.

How is the floor area determined?

Floor areas are derived from MCHLG data. We use NIA (Net Internal Area) for retail, offices and leisure; GIA (Gross Internal Area) for industrial.

How often is the data updated?

The VOA data is based on the 2026 rating list, which is turn is based on 2024 comparables. This will be updated when a newer rating list is available. MCHLG data is updated regularly as new certificates are issued.

Multiple data sources are matched and reconciled. Properties are grouped by type, and outliers are excluded from averages.

What are the statistics used?

Averages shown are the interquartile mean, a type of average that is insensitive to outliers while being its own distinct parameter.

Where does the raw data come from?

This tab combines data from multiple sources. The bedroom distribution comes from property listings on rightmove.co.uk, zoopla.co.uk and onthemarket.com. Internal area and energy scores come from Energy Performance Certificate (EPC) data provided by MHCLG. Property type data comes from the Office for National Statistics Census.

How often is the data updated?

The bedroom distribution from listings is updated in near real-time. The EPC data is updated monthly. The Census data is updated when new census results are released.

What time period does the data cover?

The bedroom distribution is a real-time market snapshot of currently listed properties. The EPC data covers certificates issued since the scheme began. The Census data is from the most recent census.

How is the raw data processed?

For listings data, duplicates from multiple sources are matched and reconciled. Listings with obvious errors are discarded. EPC and Census data is aggregated to the selected area.

Where does the raw data come from?

Tenure type and occupancy data comes from the Office for National Statistics Census.

How often is the data updated?

The data is updated when new census results are released, typically every 10 years.

What time period does the data cover?

The data is from the most recent census.

Census data is aggregated to the selected area. National averages are provided for comparison.

Total Floor Area (TFA)
